Just the Facts Ma’am!
In late April, Coldwell Banker Real Estate Corporation announced the Buyer Bonus Event, a three-month long national sales promotion. During the Event, sellers are offering buyers 3% of the accepted offer price up to $8,000 credit back at closing to homebuyers who sign an offer before the July 31st deadline. The Buyer Bonus Event was timed to coincide with the April 30th expiration of the government's Homebuyer Tax Credit, extending the benefits of the government program to a much wider audience of potential home buyers.
Since implementing the Buyer Bonus Event on May 1st, 2010, a significant number of Coldwell Banker Select sellers have agreed to participate in the program. So far, the results have been excellent! The sellers offering the Buyer Bonus have been identified in all Coldwell Banker Select advertising and enjoyed increased interest in their homes.

Buyer Bonus Program
With the Homebuyer Tax Credit set to expire on April 30, 2010, Coldwell Banker is working to keep the momentum of the Tax Credit going through the spring and summer selling season. The Coldwell Banker Buyer Bonus Event is a three month long national sales promotion that begins on May 1st and lasts through July 31st, 2010. Sellers participating in the promotion are offering to contribute 3% of the accepted offer price up to $8,000 credit at closing back to homebuyers who consummate a contract before the July 31st deadline.

Not Much Time Left

Moving....A New Perspective
Okay, so I now understand what it is that I as a realtor ask of my clients when they are listing their homes. I have recently sold my personal home and had to move into a rental house. Actually going through this experience personally has shed new light on my profession and my expectations. It is difficult to have your house on the market...especially with children and pets. Every year Coldwell Banker Select Realtors conducts a giant Spring Open House Celebration. During the Celebration, CB Select sales associates will conduct hundreds of open houses and meet lots of prospective home purchasers. As a result of this effort, many homes will be SOLD.

It’s official! The data is in and the stats have been compiled. For the 13th consecutive year, Coldwell Banker Select Realtors SOLD more homes in the greater Tulsa area during 2009 than any other real estate company. In fact, throughout the year more than 1 out of every 5 homes SOLD was marketed successfully by Coldwell Banker.
Of course, we always recognize that the only purchase or sale that is important to the customer is their own. Plus, we know we cannot rest on our laurels. An Unbelievable Opportunity
“Buy Low, Sell High” is a familiar and sound investment strategy. Unfortunately, many of us either fail to recognize or act at the appropriate time, especially when it comes to the Buy Low part of the strategy. It is my opinion that a unique opportunity is going to exist in our local real estate market over the next four months. In fact, I believe a unique combination of events make the next four months the best time ever to buy a home in this market! Let me explain! 1. Record Low Interest Rates Interest rates for home mortgages continue to be available at record low rates. At the time of this writing, rates for a 30-year fixed loan are in the 4 ½ - 5% range. At 4.75%, the monthly principle and interest payment on a $100,000 loan is only $521.65. Interest rates are forecast to increase, maybe significantly, in the not-too-distant future.
2. Affordable Home Prices Home prices in the greater Tulsa market continue to be among the most affordable in the nation. Furthermore, many experts are predicting dramatic inflation will occur during the next few years. When and if inflation rears its ugly head, home prices could rise quickly, making homes less affordable with every increase. On the other hand, equity in a home could increase dramatically.
