I Can Help!

Many recent news stories have stated there are an increasing number of home foreclosures nationally and to some degree in this area of the country. I know I am seeing more bank owned and foreclosed homes on the market now than I did just a few years ago. A weaker national economy, adjustable rate loans and subprime mortgages are the major factors contributing to this trend.
Sadly, some of these foreclosures could be averted, but many homeowners are often unaware of their options. Sometimes lenders will work with borrowers to defer some portion of payments until their economic situation improves. In other circumstances a lender may accept less than a full payoff of the loan to allow the home to be SOLD rather than being foreclosed – called a short sale.
If you are behind on house payments and/or facing a possible foreclosure, I can help! Contact me at slaunchbaugh@cbtulsa.com. Of course, all inquires are confidential!

A $7500 “Gift”

Among the programs already instituted by the federal government to help the national housing slump is the $7500 tax credit available to first time homebuyers. Designed to encourage activity at the base level of the housing market, this program is available not just to anymore buying their first home, but also to anyone who has not owned a home for the past three years. There are income limits of $150,000 on a joint return, but a large number of people are eligible.

Buyers who qualify can receive an immediate $7500 as a credit against their 2008 taxes. The $7500 can be used for any purpose including down payment, closing cost, home improvements, etc. As the program now stands, buyers are required to repay the $7500 credit at the rate of $500 per year for 15 years. However, the mortgage interest deduction should more than offset the additional taxes.

If you know of anyone who has not owned a home for at least three years and would like to take advantage of this tremendous opportunity, have them contact me at slaunchbaugh@cbtulsa.com as soon as possible. With the high cost of rent, the current low mortgage rates, the affordability of homes in this market, and this $7500 “GIFT”, it just makes sense for those eligible to buy a home.

Behind The Headlines

On November 19, 2008, the Tulsa World ran an article on the front page which had the heading “Expert: Slowdown to hit Tulsa harder”. After reading the first two paragraphs of the article, a reader would probably believe the Tulsa area is heading toward economic collapse.
Yet, if one continued to read further and studied the statistics table accompanying the article, it was clear the economic outlook for this area during next year is forecast to be quite good. While the rate of growth was forecast to slow slightly in most major categories, only one indicator, Nonfarm employment growth, was expected to decline and that by only .1%.
If you have questions about our current housing market, please do not rely on headlines from the media. Check the statistics or contact me at slaunchbaugh@cbtulsa.com.

Who Do You Turn To?

For most people their home represents their largest financial investment as well as one of their most emotional decisions. It just makes sense to turn to someone who is a full time professional and knows the area to handle a home transaction. Yet, many home buyers and sellers will rely on a part-time, untrained and in- experienced Realtor to guide them through the sales process.
At Coldwell Banker Select Realtors, I receive on-going, comprehensive training. I am supported by a management staff with many years of experience in residential sales.

If you are thinking of moving, contact Sarah for the best in professional real estates services.

The Facts!

The developments which have occurred in the financial markets and our economy over the past month have been wildly erratic and very emotional. As a part of this process, there have been lots of reports and statements made related to the housing industry. Some of those reports have been misleading because they present statistics based only on national data. Others have been untrue.
Below are some facts about our local real estate market. Hopefully, they will give an accurate perspective on the local housing situation.

1. Money for home loans is available! Despite reports to the contrary, the vast majority of prospective home purchasers can get a loan today. Interest rates have fluctuated but are still very low when compared to historical averages. Buyers will probably need a small down payment and a reasonable credit score.

2. Home prices have remained steady! Through September, the average sales price of homes in the five-county (Tulsa, Creek, Osage, Rogers, and Wagoner) has increased 2.3% over the first nine months of 2007. More interestingly, even the average price per square foot paid has increased approximately 2%. Certainly, every home is unique, but overall our prices are remaining strong, especially when compared to some other parts of the country.

3. Foreclosures have NOT skyrocketed. Per an article in the Tulsa World in September, foreclosures in Oklahoma during August 2008 were down 20.72% from July 08 and were up only 5.1% from August 2007.

4. Real estate is a good investment. Despite all of the economic turmoil, residential real estate continues to be a good investment. While the stock market has fluctuated dramatically since 2000, home sale prices in the greater Tulsa (5-county) area have risen steadily from an average sales price of $123,067 in 2000 to over $160,000 this year.

If you want to sell and/or buy a home, Sarah at slaunchbaugh@cbtulsa.com. I will be happy to give you the facts for this area so you can make an informed decision.

Among The Most Affordable!

On September 9, 2008, Coldwell Banker Real Estate Corporation released their 2008 Home Price Comparison Index. The HPCI, which was launched in the 1980’s, provides an apples-to-apples comparison of similar type 2,200 square feet, four bedrooms, two-and-a-half bath homes in 315 markets across the United States.
This year La Jolla, California, topped the chart as the most expensive real estate market with a price for the subject home of $1,187,667. Sixteen hundred miles away Sioux City, Iowa, was the most affordable city in the U.S. with a price of $133,459.
Tulsa reported an average price of $154,200 for the study making it the fifteenth most affordable market in the U.S. Tulsa compares to the average price of homes in Augusta, Maine ($152,947) and Chattanooga, Tennessee ($158,000).
To view the entire Index and calculate what price homes similar to yours may cost in another part of the country, go to www.coldwellbanker.com or Sarah. I will be happy to help!

Oklahoma #1, Tulsa 10th

It is football season, but these rankings are for gains in housing values, not football. According to the Office of Federal Housing’s Enterprise Oversight Home Price Index, the State of Oklahoma led the nation in home appreciation for the period ending June 30, 2008.
Home prices in Oklahoma rose 4.9% in the second quarter compared with the second quarter of 2007. Nationally, values fell 1.7% during the same period.
Oklahoma’s home prices increased primarily because of the two strong markets in Tulsa and Oklahoma City. In fact, Tulsa ranked 10th in the U.S. among metro areas, with an increase of 4.87%. Oklahoma City ranked 17th, with an increase of 4.68%.
“Oklahoma is very fortunate. This is the eighth straight year we are seeing steady increases in home appreciation,” said Sam Rader, chairman of the board of Tulsa-based Coldwell Banker Select. “We have continued to see slight but steady growth during these uncertain times for other markets.”

A GOOD INVESTMENT!

Are you frustrated by the performance of the stock market? Why not consider real estate for your investment dollars? As an investment, real estate offers several advantages. While it does not increase in value every year, it performs very well over time and tends not to have wild fluctuation like the stock market. Real estate does have considerable tax advantages including the depreciation tax deduction. Also, rental property typically has a more stable income potential than other types of investments. Finally, if you do not want to deal with renters, property management is available through RaderGroup Property Management. For more information contact me at slaunchbaugh@cbtulsa.com

Some Good News!

As real estate professionals working in our local real estate market, one of the biggest challenges we face is overcoming the constant “doom and gloom” news reports being disseminated almost every day. Reporters seem to revel in listing every negative statistic they can find while ignoring any good news, especially when it comes to our economy and the housing industry. Certainly, there are some serious economic issues, especially on the national level, but there are also some positive facts which should be presented.
For example, a recent monthly report on foreclosure rates showed Oklahoma had a 47.3% increase in foreclosures in July when compared to the previous month. What was not emphasized in the report was the fact that Oklahoma’s foreclosure rate (1 per every 930 households) is still almost half of the national average (1/484). Furthermore, that 1 of every 930 homes is only 1/10 of one percent of all the homes owned by Oklahomans.
As for Coldwell Banker Select Realtors, July was an excellent month for home sales. Our closed number of sales was up 4.6% over July 2007. More significantly, the company’s written business in July was up 22.3% in units and 33.2% in volume over the same month a year ago. Furthermore, August written and closed business are both starting out ahead of the August 2007 pace.
If you would like to sell and/or buy a home, but think the market is really bad, get the real facts on our local real estate market. Contact Sarah at slaunchbaugh@cbtulsa.com. I will get you the actual statistics for our housing market. You will see a different perspective than you get from news reports. Then you can make your decision based on the reality of our real estate market rather than the slanted perspective of the media.

Good News For Home Sales

Recently, the city of Tulsa and surrounding communities have been recognized by several publications for the value of our residential real estate market. During June, MSN’s 2008 listing of Real Estate Best Bargain Markets ranked Tulsa 7th among their list of cities with a high quality of life and very affordable housing.
In another study published by MSN Real Estate, Tulsa ranked 14th on a list of “cities where buying makes sense”. Danilo Pelleteir, co-author of the study said, “If you want to put your money into a home, these are the cities where owning makes sense”. #1 on the list was McAllen, Texas. #50 was Charlotte, N.C.
Finally, Family Circle magazine recently named Broken Arrow as one of the top 10 cities in America in which to raise a family. The article highlighted cities and towns that offer quality education, work force opportunities, low crime rates and affordable housing. Thousands of cities from across the nation were selected for consideration by a research firm with representatives from the finalist cities interviewed prior to a decision.

PROTECT YOUR EQUITY

During recent years, second mortgages and home equity loans have increased significantly in popularity. While such loans can be very appealing when they are used to refinance existing debt, such as credit card balances, or simply to make additional purchases, there can be negative consequences which homeowners may want to consider before getting such a loan.

When the time comes to sell their home, owners with home equity loans or second mortgages may face the harsh reality of having little or no equity. In the worst cases they may even owe more than the home is worth. If such a homeowner is facing a job transfer or a loss of job, such circumstances can create economic hardship.

Hopefully, being aware of the possible negative impact of home equity loans will cause you to consider being careful with the equity in your home. If you have further questions, contact me at slaunchbaugh@cbtulsa.com

Do Unto Others…….

Sell….to persuade or induce someone to buy (something)
Facilitate...to make easier or less difficult; help forward (an action, a process, etc.)
Partnership...an association of persons joined together in a common goal

I know how I feel when someone tries to sell me something - I am usually very resistant. I feel that if I need to be talked into it, it’s not what I truly want. So when I went into real estate, I made a conscious choice to be a facilitator. I want to get to know my clients as people; I want to listen between the conversation and try to hear what you really want, not necessarily just what you are saying.

That means we are partners from the first day. I expend every resource available to me to accomplish what you want, whether it’s in the marketing of your property, or driving the streets looking for your perfect home. If ever I’m not doing that, I hope you will feel comfortable telling me. If I get your home sold, or get you into the home of your dreams, then we are both successful., and it has been a great partnership.

Many thanks to my previous clients for letting me get to know you and make you my friends. A successful business venture is great, but a true friendship is even better. The greatest testament to that is when you are comfortable calling for years after our transaction., or referring me to your friends. Whether your real estate questions or needs are in Tulsa or out of the area, I hope you always know you can count on me to look out for you. That’s what friends do.

Don’t Be Mislead!

Recently, a limited service company in our market distributed a flyer that listed the addresses of 85+ homes, which had SOLD in different neighborhoods during a nine-month period. While there was a disclaimer in small print at the bottom of the page, the flyer left the impression their company had SOLD those properties. Yet, the statistics compiled from NORES, INC (MLS) show the company had been involved in less than 5% of those sales.
At Coldwell Banker RaderGroup Realtors, the facts are we have SOLD more homes in the Tulsa metro area than any other real estate company for 11 consecutive years. Thus far in 2008, nearly 1 out of every 5 (19.7%) homes SOLD in the five-county metro area has been a Coldwell Banker listing.
So, don’t be mislead! There are many advantages to listing your home with the company actually selling the most homes in this market. Contact Sarah to learn how you can put the most effective marketing program in the industry to work selling your home. When you get the facts, we are confident you will see the difference!

What’s In A Name?

Some celebrities can be identified by just one name (i.e. Madonna, Junior, Shaq, Kobe, etc.). Kleenex, Coke, and Ziploc are examples of products where the brand name is often used for any similar product. In residential real estate, some companies are named after the owner(s). Others may be named to reflect an image the company is attempting to convey (i.e. Premier, Prestige, Excel, etc.).

At Coldwell Banker we are very proud of our name for many reasons. Among them are:

Ù  Coldwell Banker’s 100+ years in the real estate industry.
Ù  A brand name that is recognized by 96% of consumers.
Ù  7 consecutive years being named the top real estate franchise by Franchise Times.
Ù  A tradition of trust and integrity.

However, we always recognize the responsibility of living up to our name. We must work constantly to maintain a good name. More important than our name is the quality of the service we provide to customers on a day-to-day basis.

Certainly, we believe in the Coldwell Banker name, and we know it helps us sell homes. It is one of our best marketing tools! Whether selling or buying, contact us to put the power of Coldwell Banker to work for you.

Help is Available!

A recent report released by Realty Trac, a real estate data service showed home foreclosures increased in Oklahoma and across the U.S. during April 2008. While the rate of foreclosures in Oklahoma increased to 1 per 922 households, approximately 1/10 of one percent, it remains much better than the U.S. rate of 1 per 519 households. Yet, many homeowners who are facing possible foreclosures have options which may not be known to them. For example, Fannie Mae, the nation’s biggest provider of home mortgages has recently implemented its HomeStay ™ Initiative. Fannie Mae is working with lenders and loan servicing companies to respond to the national housing and mortgage market crisis. The goal is to minimize the impact on families and communities by preventing foreclosures.
There are a number of options within the Initiative, and the program is working. During 2007, Fannie Mae helped more than 43,000 families stay in their homes.
If you or someone you know is facing a possible foreclosure, make sure you know all your options. Contact Sarah at Coldwell Banker or go online to eFannieMae.com. We believe in home ownership whether we’re helping people buy, sell or just keep their current home!

Tulsa Ranked No 5

A study recently released by Relocate-America.com, a source of community information and real estate resources for those who are relocating ranked Tulsa No. 5 on a new list of the top 100 places to live in the U.S. More than 2000 cities were evaluated on such factors as economic growth, education, employment prospects, air and water quality, crime rate and housing options.
“The affordability of housing in the Tulsa area continues to attract interest from other parts of the country”, said Sam Rader, President of Coldwell RaderGroup Realtors. “While the average sales price of homes SOLD in the metropolitan area has continued to increase during 2008, homes here remain among the most affordable in the U.S. Hopefully, this Top 5 ranking will make even more people aware of our great housing values.”
Relocate-America’s Top 5 Places to Live
1. Charlotte, N.C.
2. San Antonio, TX
3. Chattanooga, TN
4. Greenville, SC
5. Tulsa, OK

Termites Are Silent Destroyers

One of the greatest hazards any homeowner faces is termites. They do more damage than fires, storms, and earthquakes combined.
Contrary to what many homeowners think, homeowner’s insurance does NOT cover termite damage, so annual inspections are critical and far less costly than termite treatments.

10 Best Ways to Best Protect Your Home Against Termites:

• Above all, schedule an annual termite inspection
• Clean clogged gutters and downspouts
• Trim bushes and shrubs away from the house
• Store firewood away from the house
• Make sure exterior finishes are at least four inches from the ground
• Keep watch for bubbling paint, crumbling dry wood and tiny holes in walls
• Seal all cracks in the foundation or utility openings
• Monitor damp areas inside the home
• Eliminate faulty or leaky plumbing
• Watch for swarming termites and mud tubes over exposed exterior surfaces

Getting the Idea!

Despite all the negative national news stories about the economy and the housing market, it seems consumers in this area are beginning to realize our real estate market is quite different from those reports. The Oklahoma Association of Realtors and the Greater Tulsa Association of Realtors have combined efforts in a campaign to get residents the true facts about our local real estate economy. Apparently, the message is getting through to people in the Tulsa metro area.
For example, through March many of the home sales numbers were comparable to the first quarter of 2007 while the number of closed sales is down approximately 12%, both the average and median sales prices for the year are up from the year before. More significantly the average price per square foot for SOLD homes is up 3.22%. Now, while not every home has increased in value, the numbers indicate buyers are willing to pay more for homes in this area than they were a year ago. In addition, our local economy remains healthy and interest rates are extremely low.
Hopefully, if you are interested in selling and/or buying a home, you know this is a good time to do so in this part of Oklahoma.

NOTE: Statistics compiled from NORES, INC (MLS) data. Deemed reliable but not guaranteed.

Gratifying!

During the 2008 Coldwell Banker International Business Conference, Coldwell Banker RaderGroup was recognized for 2007 sales production in a number of categories.

Chairman’s Circle

Coldwell Banker RaderGroup was given the elite Chairman’s Circle designation for the 18th consecutive year. This places our company in the top 3% of Coldwell Banker affiliate companies nationwide. In fact, Coldwell Banker RaderGroup Realtors ranked 10th out of 1230 affiliate companies for closed sale sides in 2007.

#1 in Oklahoma

Based on closed sales production Coldwell Banker RaderGroup was honored as the top Coldwell Banker affiliate company in the state of Oklahoma. This is our 16th consecutive year to garner this award.

Helping You Avoid the Biggest Mistake!

During the past month the Home & Garden TV channel ran a show entitled “25 Biggest Real Estate Mistakes”. HGTV brought together some of the top real estate experts in the U.S. to compile the definitive list of the biggest mistakes people make when buying and selling homes. The complete list can be found at HGTV.com (Check out #’s 18, 13, 7, 5 & 2)
The #1 mistake, according to HGTV, is Failing to Showcase Your Home and Make Small Cosmetic Changes. HGTV experts said, “When you are selling your house, you have to really look at it objectively and think about it from the viewpoint of the house hunter. Make minor enhancements to the house and maybe hire a professional stager to come and arrange your furniture. Staging is about decorating your house for the buyers’ taste, not yours.” One of HGTV’s experts said homestaging has been shown to increase the value of a home as much as 7%.
At Coldwell Banker RaderGroup, we keep you from making HGTV’s biggest real estate mistake. We offer a professional homestaging consultation to every seller who selects our company to sell their home. There is no charge for the one-hour consultation. Homestaging is just one of the many services we offer homesellers to help them maximize the price they receive for their home. We Can Help!

Even as the “Good Thing You’re In Tulsa” campaign continues to inform area residents of the differences between our real estate market and what is being reported by national media services, there are still some local homeowners who are struggling to make their mortgage payments. In fact, a few are behind on their monthly payments and may be facing a possible foreclosure.
Some foreclosures can be prevented, but many homeowners are unaware of the options available to them. Some lenders will work with borrowers to defer some portion of their payments for a period of time. In other circumstances, a lender may accept less than a full payoff of the loan to allow the home to be sold.
At Coldwell Banker RaderGroup we have a Loss Mitigation Department which works with lenders and homeowners to avoid foreclosure. If you are behind on payments and facing a possible foreclosure, I may be able to help you! For more information contact me at slaunchbaugh@cbtulsa.com. Of course, all inquiries are confidential.

DON’T FORGET TO FILE!

Oklahoma law allows the owner(s) of a residential real estate property to file for and receive a Homestead Exemption on that property if they were the owners of record on January 1 and are living in the property. In addition the Homestead Exemption also establishes a legal record of Homestead on a residence.
If you would like to know if you currently have the Homestead Exemption on your home, or how to file for the Exemption, contact Sarah at 918-481-8200. You have until March 15th to file for the Homestead Exemption for 2008. If you have already filed for the Homestead Exemption on your current residence, you do NOT need to file again.
The Tulsa County Assessor’s Office has a website which allows taxpayers in Tulsa County to download the forms for filing the Homestead Exemption. The web address is http://www.assessor.tulsacounty.org.
With the website, Tulsa County taxpayers no longer have to go downtown to the Tulsa County courthouse to file for the Homestead Exemption. You can simply download the application, complete and mail it to the Assessor’s office. Don’t forget, the deadline for filing for the Homestead Exemption for 2008 is March 15, 2008.

ALL ENHANCED!

Realtor.com is the most visited real estate website in the world, attracting over 11 million visitors each month. Through a cooperative agreement between Realtor.com and the Greater Tulsa Association of Realtors, every home listed with a NORES, INC. (MLS) broker appears on Realtors.com. However, that is not the end of the story.
Realtor.com provides two options for displaying listing information on the website. Simply put, the standard display provides basic information about the property and the name of the company which has the home listed, but no contact information for the listing associate. On the other hand, “enhanced” listings show much more information about the home, display multiple photographs and give the name of the listing associate and their contact information. Also, associates whose listings are enhanced have access to reports showing the number of Realtor.com visitors who have viewed their home.
Since there is an extra charge for enhanced listings, many companies and sales associates chose the standard format, reducing exposure for their sellers. At Coldwell Banker RaderGroup, however, every one of our homes listed for sale is shown in the enhanced format, meaning more prospective buyers should view a listed home. It is just another reason why Coldwell Banker RaderGroup, Realtors sells more homes in the Greater Tulsa area than any other real estate company.
If you are thinking of selling your home, contact me at slaunchbaugh@cbtulsa.com. I can give you a complete listing of all the marketing tools we can put to work to sell your home. You can also go to Realtor.com to see the difference between standard and enhanced listings.

KNOW THE LOCAL REAL ESTATE MARKET

According to an article in the Tulsa World on January 29, 2008, Oklahoma was one of only six states to show a decrease in foreclosures in 2007 when compared to 2006. Nationally, 2.20 million foreclosures were filed, up 75% over 2006. During the same period, foreclosures fell 12.8% in Oklahoma. Additionally, less one percent (0.52%) households in Oklahoma faced foreclosure. These facts are just another example to support the reality that our market is much different than what is being reported in the national media.

Above the Roar!

Even while the national media continues to bombard us with lots of bad news related to the national economy and the housing market, more local stories appear describing the strength of the Tulsa metro area real estate market. On January 9, 2008, the Tulsa World featured an article which showed the change in median sales prices in 2007 versus 2006 in several cities and towns. Overall, the greater Tulsa median sales price rose 7.26% in 2007 over 2006. Most suburban towns showed increases ranging from 0.3% to 12.3%.
While the median price and percent change varied from town-to-town, and the increases do not mean that every home within a given community rose by a like amount, the report does seem to show the Tulsa area is not having price declines like those being experienced in some other parts of the country. In addition, interest rates in the 5 ¼% - 5 ¾% range and this region’s extremely affordable prices make it a great time to buy and/or sell a home in the greater Tulsa market. If you are thinking of making a move, don’t let the national news stories about real estate dissuade you. Call me for the facts about this market, and make a decision based on what is really happening in our area.

Market News

As you know, the fourth quarter of 2007 showed less buyer activity than the previous quarter. While some of the slowdown is seasonal, our market has been affected by the press coverage of larger real estate markets which are experiencing significant downturns. This coverage decreases buyer confidence that their home will be worth more after they buy it, instead of less.

Our real estate market area has not experienced the downturns of some other markets, however, the perception of a “slow” real estate market results in two things:

1. Fewer Buyers. Meaning more competition for those buyers among sellers.

2. Tougher Buyers. Meaning price becomes more significant to
buyers who are afraid of “overpaying” in this market.

These two things alert us even more that properties must :

1. Be priced competitively in comparison to other homes in the area.
2. Be staged, in excellent condition, and easily accessible to show prospective buyers.
3. Be effectively marketed and exposed to as many potential buyers as possible.
